Apartments are almost all privately owned. They are mostly found in converted family mansions (palazzos) or town houses. In rural areas apartments are mostly converted farm buildings associated with a larger estate.
A typical hotel, as in most of Italy, would be family owned and not usually part of a chain. It will usually offer a wider range of services than a B&B including meals, a bar and a reception desk. Some may be luxurious and centuries old.
You may be personally welcomed by the owner or meet no one other than the key holder. They will generally have 2-5 double rooms and can range from the bijou with hotel-like services to the twin-bed basic variety.
